- Bookings:
In the first instance bookings are made provisionally by telephone or email. These will be held for 5 days only, pending receipt of your completed booking form and required deposit.
Access to the house commences at 3.00pm on the first day of the tenancy and end at 10.00am on the day of departure unless otherwise notified.
The person who completes the booking form certifies that
- he or she is authorised to agree the booking conditions on behalf
of all persons included on the booking form, including those
substituted at a later date.
- The signatory is over 18 years of age and a member of the party
intending to occupy the property and
- agrees to take responsibility for the party occupying the property.
The house is not suitable for children under the age of 14 and
bookings will not be accepted from groups of single persons under the age of 25.
Once a booking has been accepted it can only be changed provided Riverdales is available for the new dates.
The period booked cannot be extended without confirmation from the owners. The tenants will be liable for the cost incurred because of an unauthorised extension.
- Payments
If a booking is made six weeks or more before the tenancy is due to
start, it must be accompanied by a deposit of £75. If a booking is made less than six weeks before arrival, the
full rent must be paid at the time of booking.
Once a booking is received and accepted, payment of the balance of
rent must be paid six weeks before the start of the tenancy. Non
payment by the due date will be treated as a cancellation.
We do not send reminders - the balance due date is sent to you on the
Booking Confirmation.
- Cancellation
Notify us immediately by telephone should you need to cancel your holiday. This should be followed by written confirmation of the cancellation. Every effort will be made to re-let the house, and if we are successful you will receive a full refund, less an administrative charge of £10. If we are unsuccessful in re-letting the house then you will be liable to pay the full cost of the holiday, whether or not the final balance has been paid at the time of cancellation. You are advised to insure against this eventuality.

- Tenants Obligations
The tenants agree:-
- To pay for any losses or damages to the property caused by a member
of the party [reasonable wear and tear excluded] unless the cost of
making good such loss or damage can be fully recovered under any
householder's insurance policies maintained by the owners.
- To take good care of the property and leave it in a clean and tidy
condition at the end of the tenancy.
- To permit the owners reasonable access to the property.
- Not to part with possessions of the property, or share it, except
with members of the party shown on the confirmation booking form.
- Not to exceed the total number of people stipulated in the property
description.
- Not to cause an annoyance or become a nuisance to occupants of
adjoining premises.
- Non-availability of Property
If for any reason beyond the Owners' control the property is not
available on the on the date booked [ e.g. fire damage] or the
property is unsuitable for holiday letting, all charges paid in
advance will be refunded in full but the applicants shall have no
further claim against the Owners.
- Liability
The Owners do not accept liability for any accident, damage, loss,
injury, expense or inconvenience, whether to person or property, which
the Tenants or any other person may suffer or incur arising out of, or
in any way connected with the letting. In addition the Owners accept
no liability for loss or damage to the Tenants possessions on the
Owners property or land.
Every effort is made to ensure that all the amenities advertised are available
but no liability can be accepted for any omissions.
- Breach of Contract
If there shall be a breach of any of these conditions by any of the
Tenants, the Owners reserve the right to re-enter the property and
terminate the tenancy without prejudice to other rights of the
Owners.
